A clean, sanitize and disinfect charge is required for all units
$100 weekend rental deposit is required to secure your weekend rental. This deposit is credited towards the cost of your rental and is not your security deposit. After the rental deposit is received a lease will be emailed to you. The balance of your rent, security deposit and signed lease is due upon arrival.

WEEKEND SECURITY DEPOSIT
WEEKEND RENTALS ONLY - Refundable Security Deposit is required for all units. This security deposit is refunded if there is no damage to the unit within 30 days of departure. The security deposit can be paid by cash, your credit card or as a check upon arrival. If a check is used to pay your security deposit this check must have the same name and address on it as the renter. All Credit cards accepted through Square - a 4% convenience fee is applied, no exceptions.
To make a reservation and secure your rental week or weekend:

- Weekly - A deposit of $200.00 per week is required when making a weekly reservation, balance and signed lease is due 45 days prior to arrival. This deposit is credited towards the cost of your rental and is not your security deposit.
- Weekend - A deposit of $100.00 per weekend required when making a weekend reservation, balance and signed lease due upon arrival. This deposit is credited towards the cost of your rental and is not your security deposit.

Weekly Rental - After the rental deposit is received a lease will be mailed to you. The balance of your rent and your security deposit is due 45 days before your rental begins or your week will be forfeited.

- ALL UNITS CHECK-IN / CHECK-OUT TIME:
Check-in time is 4 pm. If you cannot arrive by 6:00 pm, special arrangements for key pickup are required. Check-out time is 10:00 am on the day of your departure unless otherwise stated in your lease. Please leave the property clean and vacated by that time.
- CHECK-IN ID:
ID that matches the name on the lease must be shown at check-in.
- NO SMOKING:
This is a smoke free property. NO EXCEPTIONS. There is a $1,000.00 disinfecting charge for smoking in the unit.
- NO PETS:
There is a $1,000.00 disinfecting charge if a pet is found in the unit.
- LINENS: - LINEN SERVICE IS UNAVAILABLE AT THIS TIME

In no event shall the condo be occupied by more persons then the capacity of the property.
Renters must be at least 25 years old and only family groups are to occupy the condo. Violations of these rules are grounds for expedited eviction with no refund of any kind.
Guests not listed on the lease must vacate the premises by 10pm. Any guests staying past 10pm will be charged an overnight fee of $200 per person, per night.
- QUIET TIME:
Between the hours of 10pm and 9am please respect the quiet time of the other tenants within the building. Violations of these rules are grounds for expedited eviction with no refund of any kind.
- PROPERTY FURNISHINGS AND EQUIPTMENT:
Units are rented furnished and equipped for vacation living. Please do not remove any kitchen utensils or furniture from the unit. We do not supply linens, towels and other amenities unless specified on the units lease.
Report any damage or other defects such as an unclean unit that you notice to us as soon after arrival as reasonably possible. All breakage and damage incurred during your occupancy must be reported. You are responsible for any damage done by anyone in your party during your stay. Normal wear and tear to be expected.
- BEACH REGULATIONS:
Beach tags must be worn during the summer season. Tags must be worn by all adults twelve years of age and older. As a courtesy to our renters beach tags are provided with each unit (4 per one bedroom unit and 6 in the two bedroom unit) additional beach tags may be purchased on the beach from the checkers. Bathing, swimming and the use of rafts and surfboards are permitted at designated beaches only. The dune areas are a source of both beauty and protection of our barrier island. For these reasons, preservations are strictly enforced and absolutely no trespassing on dune area is permitted.
Recycling is mandatory. Please be sure you are aware of days and times for recycle and trash pickup.
During the summer starting on the third Monday in June and ending on the Saturday following the first Monday in September, trash and recycling collection is provided according to the following schedule:
Tuesday and Friday (yard waste Tuesday)
The winter trash and recycling collection schedule is:
Wednesday is south side of 9th to north side of 17th Streets
- CANCELLATION POLICY:
Deposit will be fully refunded if 45 days notice is given and we are able to re-rent the apartment for the entire period canceled. No refunds on early departures, late arrivals, closed local area attractions, amenities or venues, weather conditions, weather related closings or mandatory evacuations. Change in reservation dates are subject to cancellation policy. COVID-19 Cancellations: We are following the NJ law regarding seasonal tenancy. If seasonal tenancy is canceled. the remaining day balance will be refunded. Trip interruption insurance is recommended.
- NO GUARANTEES:
No refunds will be given for any inoperable or missing amenities or appliances including air conditioning, blackouts, water shortage, construction at adjacent properties, closed local area amenities or venues, or mandatory evacuations. We do, however, make every reasonable effort to assure that all appliances are working and remain in good working order and that we describe all amenities to the best of our abilities at the time the property is rented.
- RISK OF LOSS AND INDEMNIFICATION:
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and the Property Owners or Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless the Property Owners or Rental Agent and their agents, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold the Property Owners or Rental Agent harmless in all such cases.
Guests acknowledge they are fully informed as to the potential adverse circumstances associated with the Corona-virus Pandemic and agree to indemnify and hold harmless the Property owner and its agents from any and all claims and liabilities which may arise as a result of any such Corona-virus Pandemic related adverse issues which may occur during or after the term of the lease.
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.
